<p>For answers, consider a scenario of a department store during renovations that puts up &#8220;Excuse Our Dust&#8221; signs. Which wou;d impress you most: 1) shopping at a store that promises to look better in the future, 2) shopping at one in the midst of actually improving their looks, or 3) waiting to shop until the store reopens, brightly illuminated with spacious aisles, and decorated to get your attention?</p>
<p>Can you see the difference? Most buyers want to purchase a home matching their mental picture of their dream home &#8211; now. Real estate agents want to show homes that will please their buyers &#8211; now.</p>
<p>Once you decide to sell your home, get advice from your real estate agent about needed repairs. Prepare a written list, and complete every item before the &#8220;For Sale&#8221; sign goes up.</p>
<p>Now you can showcase your home to buyers, and ask your agent to invite other real estate professionals to preview your home. They will see only the positives, and will benefit from an early sale at the best possible price.</p>

<p>Since first impressions do count, you should start at the front door. Apply a fresh coat of paint and new hardware. On the inside, paint the walls with neutral colors. Designers recommend golden beige&#8217;s and sandy tans.</p>
<p>Now make the buyer&#8217;s eyes dance around the home, taking in shiny new faucets, bright light fixtures and attractive doorknobs and cabinet pulls. Like jewelry that accessorizes your home, these details can make quite a statement about your pride of ownership.</p>
<p>Another way to show off is to reduce your furnishings by at least 25% throughout the house, even if you have to pay fore storage. This will convey a sense of open space to potential buyers as they size up the interior for their belongings.</p>
<p>Finally, when your home is being shown, you can subconsciously influence buyers through their noses. It may sound silly, but it&#8217;s proven that a home smelling of freshly made bread or cookies generates more offers. Of course, a spotless kitchen helps to increase that impact.</p>
<p>Conveying cleanliness and comfort throughout your home will make a lasting impression, so don&#8217;t overlook the power of the senses!!</p>

				<content:encoded><![CDATA[<p>I publish this article from an email I just received to prove a point.  REAL ESTATE IS BACK!  If you are reading this because you clicked on it or because it was sent to you, you must know that I am not just saying Real Estate is back.  Everyone who is involved in real estate sales, mortgage, finance, development, advertising and marketing knows that this market is hot.  Palm Beach may be hot and they say #1 in this article, but seriously, the Miami market is experiencing exactly what happened down here in 2001, 2002, and 2003.  The market took off and never looked back.  This time it is for real.  Everyone is unsure what is happening abroad and they love the US, especially a touristy, swanky town like MIA.  These are real sales with real dollars.  No funny mortgages, just funny money but CASH IS CASH.</p>
<p>Go visit this project in BOCA!!! It is beautiful (and tell them Adam Levy sent you) but read this article and remember that if you are considering buying real estate in South Florida, there is no better time then the present!!!  You will see this market rip another 10%-15% a year for a few years and then settle down.  I don&#8217;t think it is going to be the 4-6% steady, slow growth.  Mark my words right now, it is heading up.</p>

Your real estate representative will present your offer to the seller&#8217;s agent, and the ball will be rolling.</p>
<p>The most critical elements of your purchase agreement include your proposed offer price, what property will be included in the sale , inspection and financing contingencies, provisions for the disclosure and repair of any defects, requested seller concessions, your deposit or &#8220;earnest money&#8221; amount, and finally the expiry date of your offer.</p>
<p>Your real estate agent will draft this document with you, explaining all of your options and what will happen once the offer is presented. Once the seller reviews your purchase agreement, the seller may accept, reject or counter your offer. Any changes that the seller or the buyer make to the agreement will be initialed, and the Offer To Purchase will not become binding until all parties have signed the document.</p>
<p>If you don&#8217;t want to pay full price, but also don&#8217;t want to risk rejection of a low offer. propose other terms that will reduce your bottom line, such as a quick closing or offering to buy &#8220;as-is&#8221;. Your agent will explain your options and help you present an offer that is most likely to be accepted.</p>
